2 minutes. Your URL. A customer profile worth using.

Most founders can describe their product. They can't describe their customer. Not in a way that actually changes how they sell.

HubSpot for Startups built a free tool to fix that. Paste in your URL, answer a few quick questions, and it generates a structured profile of your best-fit customer. Firmographics, buying triggers, the works.

The old IBM campus on Yamato has a new owner, northbound Federal just settled into its final lane setup at Camino Real, and Lake Boca is still a no swim zone after a wastewater spill.

Let's get into it.

The Rundown

The old IBM campus on Yamato just got a new landlord ✨

A Related Ross affiliate bought the 124-acre Boca Raton Innovation Campus on September 10. That's BRiC, the Y-shaped complex on Yamato Road that opened for IBM in March 1970, where the personal computer was created.

Related Ross says the community events stay, and it plans to add more of them.

That covers the Boca Farmers Market, which runs Sunday mornings all year with more than 85 vendors, plus yoga and Pilates. The seller's side, managed by CP Group, put more than $100 million into the place, including two coffee shops, a renovated fitness center and a new courtyard. D-Wave, the quantum computing company, named BRiC its headquarters in January. And one line buried in the story: CP Group, which built Mizner Park, is now in contract to buy it back.

New landlord. Same Sunday market.

Northbound Federal just lost a lane for good at Camino Real 🚌

FDOT has shifted northbound U.S. 1 between Camino Real and SE 5th Street/SE Mizner Boulevard into the two left lanes. The city's closure notice calls it the road's final traffic pattern.

This week one lane each way at U.S. 1 and Camino Real closes on and off, 8:30am to 4pm, through Friday.

That's signalization work on the $6.3 million project that trades the 11-foot outside lane for 7-foot separated bike lanes and 11-foot sidewalks. It also adds a second northbound left-turn lane at Camino Real and a new signalized mid-block crosswalk south of Plaza Real. The speed limit stays 35 mph, and FDOT puts the finish at late 2027.

Two lanes now, a bike lane later. Leave five minutes early.

Lake Boca is off limits until the water tests come back ⚓

A wastewater spill into Camino Real, which connects to the Intracoastal just northwest of The Boca Raton, has the Florida Department of Health in Palm Beach County telling people to stay out. The advisory went up on September 18 and covers Lake Boca too.

No swimming, and no pulling that water for irrigation. Your drinking water is fine.

Samples were taken and the city hoped things could get back to normal within 24 to 48 hours, but the advisory was still posted on the city's site this morning. The city is running testing and cleanup with the Florida Department of Environmental Protection. If you do touch the water, wash thoroughly, especially before eating. Questions go to DOH-Palm Beach at 561-837-5900, or 561-881-1888 after hours.

What's On

Monday in Boca

The library runs a jam session tonight and you bring the instrument 🎸

The Spanish River Library hands over the Ibis Meeting Room on a Monday evening and lets people play. It's called Acoustic Musicians, and the whole premise is that you turn up carrying your own instrument.

It runs 5:30 to 7:30pm, you have to register, and it's 18 and over.

This one is monthly, not weekly. After tonight the library's own calendar lists November 16 and December 21, so skipping it costs you two months. The room holds 20 and there were 13 seats left when we checked. No price is posted on the listing.

A dinner tonight where you pick your own age bracket 🍷

Foodies + New Friends takes over Rino's of Boca tonight, and the sign-up is the interesting part. You choose your table by decade: 20s, 30s, 40s or over 50.

Tickets are $23 plus $5.09 in fees, and it runs 7 to 10pm.

The organizers put it plainly on the listing: "These outings are intended to help people make friends. These are not dating gatherings." Tonight is billed as the Giving Back Edition, and all four age groups still had tickets showing when we looked.

The Plate

The downtown burger counter grinds its own blend and shuts at 9:30 🍔

Charm City Burger Co. is on NW 1st Avenue, a couple of blocks off the downtown strip, and it's a counter rather than a dining room. The beef is their own: a one third pound proprietary blend they say is ground daily at the USDA facility they name on their own site.

The cheapest burger on the board is $9.99 and the kitchen runs 11am to 9:30pm on a Monday.

That $9.99 is the Good Ole' Charm, a third pound patty with American cheese. The one to actually order is The Emperor at $15.49: a half pound American Wagyu patty melt with sauteed mushrooms, aged Gruyere, truffled aioli, arugula and pickled red onion on brioche. Hand cut fries are $3.99 small and $6.99 large, hand spun shakes are $8, and the Oreo fritters are $7.

Know the closing time before you go. The Boca counter stops at 9:30pm, a half hour earlier than their original location, so a 9:45 run ends with you in the car.

201 NW 1st Avenue. 561-928-2476.

Ten bucks and change back from a twenty. Order at the counter, not at 9:45.

The Glow

There's a $120 door into the facial everybody books at $295 ✨

Katrinatique sits on East Palmetto Park Road a few blocks from the sand, and it's one of the few rooms around here working with Biologique Recherche, the French line behind the cult Lotion P50. Owner Katrina Rubin studied esthetics in Estonia, France and Germany, opened her first Katrinatique in New York in 1991, and has been in Boca since 2016.

First timers can book Intro to Biologique Recherche, 45 minutes for $120.

Their own description is refreshingly blunt about what that is: a product application with an explanation and a prescription for home care, and "not a full facial." From there the menu runs $218 for the 60 minute Quick Refresh, $175 for dermaplaning with a mask, and $295 for the 90 minute Signature Facial. Booking online holds the slot with a $100 reservation fee that comes straight off your service, and cancelling inside 24 hours costs 50 percent.

Two things they ask up front. Arrive 15 minutes early, and leave room for the bridge, which opens roughly every half hour and can add 10 to 15 minutes to the drive over. Tell them before you book if you're on retinol or you've had recent injectables, laser or peels.

807 E Palmetto Park Road. 561-931-2156. Monday 10am to 5pm.

Start at $120 and then decide whether you're a $295 person.

The Move

Five people on the mat, and your first class costs nothing 💪

10th Planet Boca Raton is on Yamato Road, and it's run by Heather Jo Clark, a black belt under Eddie Bravo who fought on The Ultimate Fighter and opened this gym in March 2023. Their own site calls her the first woman in the 10th Planet system to independently own and run a gym as head coach.

The trial class is free, and every session on the schedule caps at five people.

Monday's adult board reads Jiu Jitsu All Levels at noon, Fundamentals at 6pm, All Levels at 7pm, and Kickboxing at 8pm with Janaisa Morandin, who had 35 Muay Thai fights in Brazil and once challenged for an Invicta title. All four of those slots were still showing zero bookings on Sunday night.

What you need to bring is almost nothing. Their FAQ says comfortable workout clothes and water, and that's the entire list. They don't publish a drop in or membership price anywhere, so ask when you book the free one.

170 Yamato Road. 818-430-7345.

Five spots on a Monday night. Somebody is about to take yours.

The Find

The only Jildor outside New York is the one on Yamato Road 👠

Jildor Shoes has been selling shoes since 1949, and for most of those years it was a Long Island story: Cedarhurst, Woodbury and Greenvale. There is exactly one store outside New York, and it is in Regency Court off Woodfield Boulevard.

Jimmy Choo and Birkenstock are on shelves in the same room, and Monday runs 10 to 6.

That range is the whole point of the place. The designer end carries Jimmy Choo, Loeffler Randall, Veronica Beard and Staud. The everyday end carries Birkenstock, Steve Madden and Jeffrey Campbell. There is also a Jildor house line, and the Italian labels Voile Blanche and Back70 that most of the mall does not stock.

Worth knowing before you drive: this is a sit-down shoe store, not a self-serve wall of boxes. Somebody brings you the size. If you are going on a weekend instead, Sunday is short, 12 to 5.

Good to Know

The Glades Plaza barbershop also does the manicure and the facial 💈

ManCave for Men is on the ground floor of Glades Plaza, run by Marlene and Emad Aovida, who have been cutting hair for more than 13 years. Eight barbers work the floor, and the door says walk-ins welcome.

The Master Cut is $45 and comes with a shampoo and a straight razor on the sideburns and neck.

The rest of the board goes further than most barbershops do. The Master Cut and Beard Combo is $65. A Master Hot Shave is $45 and takes 30 minutes. The 5 Steps Facial Shave is $55 and takes a full hour. A head shave is $45, and so is color, for hair or beard.

They also do manicures, pedicures, facials and waxing, which is the part people don't expect from a room with barber chairs in it. Book a specific barber if you care who cuts: Sara and Pedro carry the most reviews of the eight.

2200 Glades Road, Suite 404. 561-392-3373. Monday opens at 10am.

Forty-five dollars and an hour back on a Monday you were not using anyway.

Want Boca to know your name?

Good in Boca lands in local inboxes five mornings a week. We work with a limited number of local businesses that want to be part of what people here are reading, doing, eating and talking about.

If Boca is your customer, you should probably be here.

That's your day.

Tonight is two rooms full of strangers, and both of them want you to sign up first. The library opens the Ibis Meeting Room at 5:30 and hands the evening over to whoever walks in carrying an instrument, 18 and over, 13 seats left when we checked. Two miles south at 7, Rino's seats you by decade and the organizers say outright that it isn't a dating thing. One is free to try and quiet. One costs $28 all in and runs three hours. Neither one is a Monday you'll forget.

The rest is Monday admin done well. A $9.99 burger on NW 1st that stops dead at 9:30, a $120 way into the East Palmetto Park facial that usually starts at $295, a free first class on Yamato where only five people fit on the mat, and a 1949 shoe store up at Regency Court that somebody will sit you down in. Pick one. Monday only needs one.

Something we missed? Hit reply, we read everything.
